About these figures
SERPAVI uses the rents declared on income-tax returns (Modelo 100) for homes let as a main residence, with no family relationship between landlord and tenant, matched with Catastro for each home's size and type. Homes are grouped as flats (apartment buildings) or houses (detached, semi-detached or rural).
Rent per m² is the declared yearly rent turned into a monthly figure and divided by the home's residential floor area from Catastro, not counting shared areas. Figures are only published where there are at least 10 rented homes.
The individual range follows section 5 of the Ministry's methodology: a starting range from the census section's 25th and 75th percentiles and typical size, adjusted for the flat's built area, then moved up or down by the questionnaire answers.
The IRAV is INE's official rent-update index. See our IRAV page for the monthly figures.
