About MallorcaData

Our mission, and how we're built to earn trust.

Knowledge is the only thing you can give away entirely and still have just as much of. So we give it away, to buyers, sellers, agents, government, and the AI now answering on everyone's behalf. To be informed is to be prepared.

Our mission

Knowledge is the only thing you can give away entirely and still have just as much of. We love what AI makes possible, and we built MallorcaData to put that to work for everyone who has a stake in this market, not just whoever can afford to buy the best data. Buyers making the biggest purchase of their lives. Sellers who deserve a fair, evidence-based price instead of a guess. Agents who want to advise from real numbers, not instinct alone. The government bodies that plan, tax and regulate around this market, and need an honest picture of it to do that well. One continuously-updated, structured, trustworthy record, open to everyone who needs to know.

To be informed is to be prepared: that is the whole idea. Buyers, sellers and investors increasingly ask an AI assistant before they ask a search engine, and an AI can only cite what's actually current and verifiable. Most real estate data online is a scrape: stale, unverified, merged from wherever. We're built to be the opposite of that, real data, kept honest, given away freely, because giving it away costs us nothing and leaves everyone better prepared.

The problem we're solving

Ask a general-purpose AI agent or AI search tool a specific question about Mallorca real estate today (a price trend in a particular town, licence coverage for a type of property, how many listings actually match a search), and what comes back is typically sparse, generic, and often out of date. These tools weren't built with access to current, granular, region-specific real estate data, so they fall back on whatever broad, stale information they were trained on.

We're building MallorcaData to close that gap: giving AI agents and AI search direct access to live, regularly updated, structured data (via our API and MCP server) so that when someone asks an AI a real question about the Mallorca market, the answer it gives back is accurate and current, not a generic guess.

An API and MCP server only reach the developers and agent builders who deliberately integrate them, though: getting surfaced in an everyday AI/LLM search someone else runs is a separate, ongoing discipline, increasingly known as Answer Engine Optimization (AEO) or Generative Engine Optimization (GEO). In practice that means schema.org/JSON-LD structured markup on every key page, an llms.txt file describing our datasets and access points in the format AI crawlers expect, and clean, unambiguous, crawlable content with clear entity and authorship signals throughout the platform. We treat that as core infrastructure alongside the API and MCP server, not an afterthought.

How we earn it

Verified at the source

Agency listings go through a genuine claim-and-verify process: confirmed via an email on the agency's own domain, not a generic address. That's what makes "verified" actually mean something, to a buyer reading our platform and to an AI system deciding whether to cite us.

Live, not a snapshot

Our market statistics are fed from a live data pipeline, refreshed regularly, not a dataset frozen at some export date months ago.

Structured for machines, not just people

The same data behind the pages you browse is available in a structured, versioned API and via an MCP server built for AI agents, so an answer about Mallorca real estate can be grounded in something current and attributable, not a guess.

Manually verified where it counts

Every agency that completes our claim process is manually verified: a confirmed email address on the business's own domain, a phone call to the business itself, and a manual check that the business's own website matches the details submitted: a real check against AI-generated spam, fake listings, and other traffic-hijacking tactics. Unclaimed listings are aggregated from publicly available data and marked accordingly; see Agencies for exactly which is which.

Honest about limits

Where our underlying data has a known gap or quirk, we say so rather than paper over it: see the data-accuracy notes on our licence and planning-permission pages, and our Terms of Service.

How verification actually stays real: our subscription model

Our revenue comes from real estate agency (REA) subscriptions: agencies pay to be a verified, active part of the dataset that people and AI systems draw from. We deliberately only offer monthly subscriptions, never an annual or one-off plan, and that's not just a pricing choice, it's part of how verification stays honest.

An annual subscription would mean a listing could sit in our "verified" dataset for months after an agency has actually shut down, changed hands, or stopped paying attention to its own listings: verified in name, stale in fact. A monthly cycle means that if a payment fails or a subscription is cancelled, we find out within weeks, not up to a year, and can update the register immediately, removing or flagging that agency rather than leaving a dead "verified" entry live.

This does two things at once: it keeps a light, ongoing incentive on agencies to stay active and current rather than paying once and forgetting about it, and it means the "verified" status you see, and that any AI system citing us relies on, reflects an agency's real, present standing, not a snapshot from whenever they last renewed.

Why your own website's SEO won't be enough
One agency, one website

No individual agency's own website, however well optimised, is going to be the source an AI agent turns to for a Mallorca real estate answer. An AI isn't going to piece together hundreds of separate agency sites looking for a current figure: that's computationally expensive, slow, and produces inconsistent, hard-to-verify answers.

One structured source

An AI will favour one structured, current, queryable source it can trust and cite instead. That's the gap MallorcaData exists to fill: one place that assembles the data, keeps it current, and makes it available in a format AI agents can actually search and query, rather than hundreds of individual websites an AI would otherwise have to guess its way through.

Being part of that central, structured source is what makes an agency discoverable to an AI system, in a way that agency-level SEO on its own realistically can't achieve, now or as this shift continues.

For agencies

If you run a real estate agency in Mallorca or the Balearics, claiming and verifying your listing is how you get discovered by the AI your buyers are already asking, not just by Google.
