What share of homes currently for sale in Mallorca are newly built, rather than resale? We break this down by municipality, so you can see where new construction makes up a meaningful slice of the market, and where it barely features.

How we work this out: for every area, we take all the property listings currently for sale and split them into two groups: those marked as new build (newly built or still under construction) and everything else (resale). The new-build share is simply that count as a percentage of all listings in the area.
  • This is a live snapshot of what's currently listed, not a historical record of new homes ever built.
  • Teal on the chart is new build; grey is resale.
  • Areas with very few listings on the market are left out, since a handful of listings can swing the percentage wildly.

Frequently asked questions

A listing counts as new build if it was marked as newly built or still under construction at the time it was published on the property website. This applies across every property type shown on this page, including plots of land: a small share of plots are themselves flagged new build (typically a newly created or serviced plot within a development), and count here too. Everything else (including recently renovated homes, and plots with no such flag) counts as resale.

We take every current listing in an area, count how many are new build, and divide by the total number of listings. It's a snapshot of what's on the market right now, not a count of how many new homes have ever been built there.

It mostly comes down to how much land is available to develop and how much new construction has happened recently. Established, built-up towns tend to have very little new-build stock on the market, while newer developments or areas with recent building activity show a much higher share.

If an area has very few listings on the market right now, we don't show a breakdown for it; too small a sample can make the percentage swing wildly on just one or two listings.

It's calculated from the live listings currently on Mallorca's property websites, so the split shifts as new-build developments come to market, sell out, or as resale listings come and go.
