Land supply feeds new-build stock: a plot for sale today is a potential new-build listing tomorrow. Here's what's currently on the market, and which of it already has, or could obtain, a building licence.

How we work this out: for every area, we take all the current plot/land listings and, separately, sort them into three groups by licence status: has licence (an approved building licence/permit is stated), could obtain one (described as buildable, no licence stated), and no licence info.
  • This reflects what's stated in the listing text today, not a legal ruling on any individual plot.
  • Areas with very few plot listings on the market are left out, since a handful of listings can swing the figures wildly.

Frequently asked questions

Any current listing tagged as a plot: raw or serviced land for sale, whether or not it has planning permission attached yet.

"Has a licence" means the listing states an approved building licence/planning permission is already attached. "Could obtain one" means the listing describes the land as buildable or eligible, without stating a licence already exists. Neither is a legal ruling on any individual plot; always confirm directly with the town hall before relying on this for a purchase decision.

Most plot listings simply don't mention licence status either way; that doesn't mean the land isn't buildable, just that the listing itself doesn't say. Treat it as unknown, not as a negative signal.

It's calculated from the live plot/land listings currently on Mallorca's property websites, so it shifts as listings are added, sold, or updated with new licence information.
