We take every current listing and describe it as a combination of property type, bedrooms, bathrooms, build size band, plot size band and amenities, then count how often each exact combination occurs. The most common one is simply the combination that shows up most.
Plots of land genuinely don't have bedrooms or bathrooms, and a lot of listings don't specify a build size band either, so "unknown across the board" is a real, common combination, not missing data. That's why we also show the most common profile with known specs alongside it, as the more useful comparison for an actual home.
The rarest profile is a combination that appears only once (or a handful of times) among thousands of listings. We only ever show which municipality it's in, never an address, agent or listing link, so it can't be used to identify a specific property.
No, the opposite. It means there are thousands of different combinations that each appear only once across the whole market. The featured profile is just one example of that long tail; it itself appears only as many times as its own count shows.
