One Fund, Two "Rival" Portals: What It Means for Mallorca

Idealista and Fotocasa look like competitors. As of this year, they're both under the umbrella of the same investment fund, EQT, which acquired Fotocasa's parent Adevinta España in June while already holding a stake in Idealista. Legally separate companies, the same financial backer either way. As InmoNews put it, that much concentration of power in one place "definitely changes things, and won't necessarily be for the better."
Who this actually affects
Agencies
Fewer genuinely competing platforms means less leverage in the price they're quoted for visibility. There's also a structural conflict brewing: a portal that owns your shelf space can also decide to compete with you directly: valuations, buyer-matching, even acquiring stock itself.
Buyers
Two names that feel like the whole market aren't the whole market. Searching Idealista and Fotocasa and stopping there means missing whatever an agency chose not to pay to list on either, which, per our own data below, is a real and growing share of Mallorca's active inventory.
Sellers
Less platform competition for advertising budget tends to push cost up over time, not down. And with more of the pipeline (search, valuation, contact) sitting behind one commercial group, sellers have fewer independent checks on how their listing is actually performing.
