Every month, real estate websites in Mallorca go live, sell for a while, and quietly vanish. Most of the time that is nothing sinister, just a small business closing. But the same fluid, low-barrier market that lets anyone stand up a property website by lunchtime is also the market where a fraudster can operate for years before anyone catches up with them. Here is a real snapshot of the churn, and a real case that shows why due diligence is not optional.

A market that turns over its own storefronts

Anyone can register a domain, list a few properties and call themselves a Mallorca estate agency. Many do, for a season or two, and then the site goes quiet: the domain lapses, the listings disappear, or the business simply closes. Our crawler, which tracks real estate websites operating in the Mallorca market, has so far positively confirmed 33 of these sites as dead or defunct.

That is not a reason for alarm about any of these 33 in particular. Most of what follows below is ordinary business mortality: a one-person operation that stopped renewing a domain, a site that went 404 and was never fixed, a small agency that folded. None of it implies wrongdoing by any of the sites named. What it does show is how often storefronts in this market appear and disappear, which is exactly why the identity behind a listing matters more than the website it is dressed up in.

A market this fluid is not a reason to avoid it, it is a reason to verify before you commit money. Before you pay any deposit on an off-plan or resale property in Mallorca: confirm the agency or developer is a real registered entity, confirm they hold the licences and, for off-plan work, the land rights and financing guarantees the law requires, and check their track record independently rather than taking their word for it.
