1. What MallorcaData is

MallorcaData aggregates publicly available and licensed real estate listing data from across Mallorca into statistics, visualisations, and reports. We are not an estate agency, a listing portal, and we do not broker property transactions.

2. Data is early and evolving

Our data gathering has been running since December 2025 and is still an ongoing, maturing process; see the note in the site footer. Figures, charts and reports are shared as they stand at the time you view them, not warranted as complete or final. Do not rely on any figure on this site as the sole basis for a financial, legal, or property decision.

3. Data Accuracy & No Warranty

All statistics, licence/permission coverage, and other data presented on this site is aggregated from real estate agency listings, third-party property websites, and other publicly available and government open-data sources. MallorcaData gathers, processes and presents this data as a convenience; we do not independently verify it and make no representation or warranty, express or implied, as to its accuracy, completeness, currency or fitness for any particular purpose. Nothing on this site constitutes legal, planning, or professional advice. Any decision to purchase, develop, or otherwise act on the basis of data shown here should be independently verified with the relevant authority (e.g. the local town hall for planning and building-licence matters) before being relied upon.

This applies in full to any agency or business profile that does notcarry the verified badge: those are aggregated from publicly available data, not checked by us, and warranted as true by no one. A profile carrying the verified badge has been through the verification process described in Section 7 (confirmed email, a phone call, and a check that the business's own website matches what was submitted); that process confirms the business's identity and the details it provided, not the accuracy of every listing, licence or figure associated with it, which remains subject to this section.

4. Acceptable use: for who it's for

Our data, statistics, aggregated figures and visualisations are for your own personal use, or for internal professional research if you work in real estate, finance, law, or a related field. You may browse the site and use its tools (search, reports, calculators) on that basis. You may not scrape, bulk-download, or systematically extract data from the site, attempt to bypass rate limits or access controls, or copy, redistribute, resell or otherwise commercially exploit our statistics, aggregated data or visualisations, in whole or in part, without prior written consent; see Contact to request permission or discuss a data licence.

5. Programmatic access: API and MCP server

Our data, statistics and agency profiles are available programmatically via a REST API and an MCP server built for AI agents and LLMs. Commercial use of our data in any form, including via the API or MCP server, remains prohibited without a valid, paid subscription to that professional service; a free API key is not issued. Section 4's restrictions on scraping, bulk extraction and unlicensed redistribution continue to apply to the website itself. Programmatic access under a valid, paid API key is instead governed by these terms:

• An API key is issued to you personally or to your organisation and may not be shared, sold or sub-licensed.
• You may incorporate data obtained through the API into a product or service you operate for as long as your licence is active. Reselling or redistributing the raw feed itself as a standalone, competing data product is not permitted without a separate agreement.
• Any public-facing output built on this data must credit "MallorcaData" with a link back to mallorcadata.com, unless we agree otherwise in writing.
• We may apply rate limits, and may suspend or revoke a key at our discretion, including for abuse, non-payment, or breach of these terms.

We do everything we reasonably can to prepare accurate, current, well-structured data and make it available to AI agents, LLMs and other services through the API and MCP server. Once that data leaves our systems, though, what a given AI agent, LLM or search service does with it, how it's interpreted, summarised, cited or presented to an end user, is entirely that service's own processing, outside our control. We make no guarantee or warranty as to how any third-party AI system uses, represents, or acts on data obtained from us, and are not responsible for the accuracy of anything a third-party system generates or infers from it.

These programmatic-access terms are new and will be refined as the API develops; see Contact to request a key or discuss a specific use case.

6. Accounts, claims and submissions

If you submit a form on this site (a business claim, a data licence request, a price search report, a general enquiry), you're confirming the information you provide is accurate to the best of your knowledge. Claiming a business listing requires an email address on that business's own domain, so we can reasonably verify you're authorised to act for it; we may still follow up before actioning any change.

Setting a password from a report link creates a free MallorcaData account, which keeps every price report and other data request you make in one place so you can find it again without re-entering your criteria. Accounts are free of charge for members of the public. If you use an account in a professional capacity (for example running reports at volume, or on behalf of clients rather than yourself), we may ask you to move to a paid professional or data-licence arrangement instead; see Contact if you're unsure which applies to you.

7. Verified agency subscription

Claiming a business listing is free. Keeping it verified is a paid, monthly subscription. The subscription covers:

• The verified badge shown on your public listing.
• Your profile being actively promoted as part of the trusted-source data made available to AI agents, LLMs and AI search tools querying MallorcaData, including via our API and MCP server (see Section 5).
• Continued access to your MallorcaData account to manage and update your listing's details, coverage areas, agents and other profile information yourself.

The subscription is monthly only: we do not offer an annual or one-off plan. This is deliberate: it lets us keep the verified badge meaning something. If a payment fails or the subscription is cancelled, we remove the verified badge and the associated promotion to AI/LLM systems promptly rather than leaving a lapsed listing shown as verified. Your listing reverts to an unclaimed, unverified state until the subscription is reinstated; your account and the ability to re-subscribe remain available.

8. Price Search Report

Submitting the Price Search Report form only gives us permission to email you the report you requested, generated from the search criteria you provided. It does not sign you up for marketing emails, and it does not, by itself, share your details with any real estate agent, partner, or other third party.

9. Connecting with a real estate agent

Separately from requesting a report, your report page and your account dashboard offer the option to be connected with a partner real estate agent or buyer's agent, so they can provide a fuller list of properties matching your criteria. This is a distinct, explicit step: we first ask whether you'd like to be connected at all, then let you confirm or update the search criteria to be shared, and only then ask you to separately confirm you're happy for us to pass the following to one matched partner agency from our network: your name, your email address, whether you're buying or selling, and your search criteria (location, property type, and minimum bedrooms/bathrooms). Ticking that final confirmation is what actually authorises the sharing; nothing earlier in the flow does. We do not share your phone number (we don't collect one for this feature) or any other account or report data. You can decline at any stage, and declining doesn't affect your ability to keep using your report or account.

10. Intellectual property

All statistics, aggregated data and visualisations on this site are proprietary and protected by copyright. Reproduction, redistribution or commercial use of this data, in part or in whole, is prohibited without prior written consent, except as expressly permitted under Section 5 for licensed API/MCP access.

11. No warranty, limitation of liability

The site and its data are provided "as is", without warranty of any kind, express or implied. To the fullest extent permitted by law, MallorcaData is not liable for any loss or damage arising from use of, or reliance on, this site or its data.

Our responsibility is limited to our own systems and what we ourselves prepare and publish. We use third-party infrastructure and services to run this site and deliver our data, including hosting, databases, storage, analytics, email delivery, and, for licensed programmatic access, the AI agents, LLMs and search services described in Section 5. We are not responsible for the acts, omissions, availability, security, or data handling of any third-party service, including any AI system that consumes our data through the API or MCP server once it has left our systems. Where a third-party service we rely on to operate this site experiences an outage or issue affecting you, our responsibility is limited to our own conduct, not theirs.
